How long does it take to move?

Thinking about Christmas in a new home? You should probably start your search now, and here’s why…

According to Rightmove, from the moment a home has a sale agreed it currently takes an average of 150 days to get to the completion day. This is 50 days longer compared to 2019 (before the stamp duty holiday, when the market was deemed ‘normal’).

Why? Because of the backlog of work needing to be carried out during the conveyancing process (the legal side of things). There are currently a remarkable 500,000 homes sold subject to contract going through the process, which is a staggering 44% more compared to 2019.

How can I be in my new home by Christmas?

If you have a home to sell and want to move before the end of 2022, to put yourself in the best possible position, you need to get your home on the market before looking for your next one.

Rightmove have reported a 14% increase in properties listed for sale since summer 2021, along with an increase in valuation requests. This is great news for home movers as it means more choice is coming to the market.
